Welcome to the DomuHQ community! These Community Guidelines explain the standards of behavior we expect from all users to maintain a safe, respectful, and trustworthy platform for finding housing and roommates.

By using DomuHQ, you agree to follow these Community Guidelines in addition to our Terms of Service.

DomuHQ is dedicated to making housing search easier, safer, and more transparent. We believe everyone deserves a safe place to live and trustworthy people to live with.

1. Be Respectful and Kind

We expect respectful communication and behavior at all times.

1.1 Treat Everyone with Respect

  • Be courteous in all communications (messages, reviews, listings).
  • Use appropriate language — no insults, name-calling, or personal attacks.
  • Respect boundaries — if someone says no or doesn't respond, accept it gracefully.
  • Be patient — not everyone responds immediately; people have different schedules.

1.2 No Harassment or Bullying

Prohibited behaviors:

  • Sending repeated unwanted messages after someone declines or doesn't respond
  • Making threats, intimidating, or stalking other users
  • Bullying, belittling, or mocking users
  • Sharing someone's personal information without consent (doxxing)
  • Creating multiple accounts to harass someone after being blocked
  • If someone asks you to stop contacting them, respect their request immediately.

1.3 Appropriate Communication

Keep conversations appropriate:

  • Focus on housing, compatibility, and roommate topics
  • Be professional in initial messages
  • Do not send sexually explicit content, images, or propositions
  • Do not use DomuHQ for dating or romantic relationships (use dating apps instead)
  • Do not spam users with off-topic messages or promotions

Remember: Messages can be reported and reviewed by our moderation team.

2. No Discrimination

DomuHQ prohibits discrimination and expects compliance with Czech and EU fair housing rules.

2.1 Equal Treatment for All

DomuHQ prohibits discrimination based on:

  • Race, ethnicity, or national origin
  • Religion or religious beliefs
  • Gender, gender identity, or gender expression
  • Sexual orientation
  • Age (except minimum age requirements for platform use)
  • Disability or health conditions
  • Family status (having children, marital status, pregnancy)
  • Any other protected characteristic under Czech or EU law

2.2 Fair Housing Laws

Property hosts and roommate seekers must comply with:

  • Czech Anti-Discrimination Act (Act No. 198/2009 Coll.)
  • Charter of Fundamental Rights and Freedoms
  • EU Equal Treatment Directives
  • You cannot:
  • Refuse to rent to someone based on protected characteristics
  • Set different terms, prices, or conditions based on protected characteristics
  • Use discriminatory language in listings or profiles (e.g., “no [ethnic group]”, “only [gender]”)
  • Ask invasive questions about protected characteristics in screening

2.3 Legitimate Preferences vs. Discrimination

Allowed preferences:

  • Non-smokers (health/cleanliness preference)
  • No pets (due to allergies or property rules)
  • Quiet lifestyle (compatibility)
  • Students or working professionals (lifestyle compatibility)
  • Language spoken (for practical communication)
  • NOT allowed:
  • “No foreigners” or “only locals”
  • “Men/women only” (except in shared intimate spaces like bedrooms)
  • “No children” (discriminatory unless legitimate safety/space reasons)
  • Preferences based on race, religion, or sexual orientation

When in doubt: Frame preferences around behavior and lifestyle compatibility, not identity.

2.4 Reporting Discrimination

If you experience discrimination:

  • Report to DomuHQ: Use the in-app “Report” feature or email support@domuhq.cz
  • Report to authorities: Czech Trade Inspection Authority (ČOI): coi.cz
  • Public Defender of Rights (Ombudsman): ochrance.cz
  • Document evidence: Save screenshots of discriminatory messages or listings
  • We take discrimination seriously and will investigate all reports.

3. Honest and Accurate Information

Profiles, listings, and reviews must be truthful and not misleading.

3.1 Truthful Profiles

Your profile must:

  • Use your real name (or a recognizable nickname if you prefer privacy)
  • Include real, recent photos of yourself (no celebrities, cartoons, or stock images)
  • Accurately describe your lifestyle, habits, and preferences
  • Be honest about your occupation, age, and background
  • Do not:
  • Impersonate someone else or use fake identity
  • Create multiple accounts (one account per person)
  • Use misleading information to match with incompatible users

3.2 Accurate Property Listings

Hosts must ensure listings are:

  • Accurate: Photos and descriptions match the actual property
  • Current: Availability, pricing, and amenities are up-to-date
  • Complete: Disclose all important details (condition, rules, utilities, deposit)
  • Legal: You have authorization to list the property (owner, agent, or with landlord's permission)
  • Prohibited listing practices:
  • Bait-and-switch: Advertising one property but offering another
  • Fake listings: Properties that don't exist or aren't available
  • Misleading photos: Using photos of a different property or heavily edited images
  • Hidden fees: Not disclosing mandatory fees or costs upfront
  • Omitting defects: Hiding major issues (mold, pests, broken appliances, noise)

3.3 Honest Reviews

When leaving reviews:

  • Base reviews on your actual experience
  • Be fair and balanced (mention positives and negatives)
  • Focus on relevant factors (cleanliness, communication, accuracy)
  • Do not leave fake reviews or reviews for people/places you haven't interacted with
  • Do not offer incentives (money, discounts) for positive reviews
  • Do not leave reviews to retaliate or harass

Reviews help build trust. Be honest, but remain respectful.

4. No Scams or Fraud

Scams harm the community. DomuHQ bans scammers permanently.

4.1 Common Scams to Avoid

  • Advance Payment Scams: requests for money transfer before viewing; deposits via untraceable methods; pressure like “Send deposit now or you’ll lose the apartment.”
  • Fake Landlord Scams: claims of ownership without permission; “out of the country” and can’t meet.
  • Too Good to Be True: luxury at unrealistically low rent; urgent deals without viewing; 30–50% below market with no explanation.
  • Phishing and Identity Theft: requests for bank info/passwords/ID via messages; links to fake verification websites.

4.2 How to Stay Safe

Protect yourself:

  • Meet in person before committing to rent or sharing housing
  • View the property before paying any deposits
  • Verify identity through DomuHQ's verification system
  • Use secure payment methods (bank transfer to verified accounts, not cash apps)
  • Get everything in writing (rental agreement, terms, conditions)
  • Trust your instincts — if something feels wrong, it probably is
  • Never:
  • Send money to someone you haven't met or verified
  • Provide bank account passwords or credit card details via messages
  • Agree to rent without seeing the property or meeting the host
  • Use payment methods that can't be traced or recovered

4.3 Report Suspicious Activity

  • Stop communication immediately
  • Do not send money
  • Report to DomuHQ: support@domuhq.cz or in-app “Report” button
  • Report to police if money was lost: policie.cz or call 158
  • Save evidence: screenshots of messages, listings, profiles
  • We investigate all fraud reports and ban scammers permanently.

5. Safety and Security

Stay safe when meeting, sharing information, and reporting concerns.

5.1 Meeting Safely

Before the meeting:

  • Verify identity through DomuHQ verification
  • Check reviews and profile
  • Tell a friend/family member where you're going
  • Share listing link and profile with someone you trust
  • During the meeting:
  • Meet in a public place first (café, park)
  • Bring a friend if possible
  • Meet during daytime hours
  • Trust your instincts — leave if uncomfortable
  • Keep your phone charged and accessible
  • After the meeting:
  • Let your friend know you're safe
  • Take time to think before committing
  • Research neighborhood/property independently
  • Never:
  • Go alone to an unfamiliar location at night
  • Share your home address before meeting someone
  • Feel pressured to make immediate decisions

5.2 Protecting Personal Information

  • Use DomuHQ messaging system initially (not personal phone/email)
  • Share contact info only after verifying identity and meeting
  • Be cautious sharing work details, schedule, or social media
  • Do not share financial info (bank accounts, passwords, credit cards)
  • Do not share ID documents outside DomuHQ's secure verification process

5.3 Report Safety Concerns

  • Immediate danger: Call emergency services (112 in Czech Republic)
  • Safety concern on platform: Report to DomuHQ via support@domuhq.cz
  • Harassment or threats: Report to police and DomuHQ
  • We prioritize safety reports and respond within 24 hours.

6. Respect Property and Agreements

Honor commitments and resolve disputes responsibly.

6.1 Honor Commitments

If you agree to rent or become roommates:

  • Sign a written rental agreement
  • Pay rent and deposits on time
  • Follow house rules and agreed terms
  • Communicate openly about issues
  • Give proper notice before moving out (typically 30–90 days per Czech law)
  • Do not:
  • Ghost on commitments
  • Damage property intentionally or through negligence
  • Sublet without permission
  • Violate lease terms or house rules repeatedly

6.2 Resolving Disputes

  • Communicate directly — try to resolve issues respectfully
  • Document everything — keep records of agreements, payments, and communications
  • Seek mediation — consider neutral third-party mediation
  • Legal recourse — consult a lawyer or tenant rights organization if needed
  • Czech Tenant Rights: dtest.cz (dTest consumer protection)
  • Legal Aid: pdcr.cz (Pro Bono Alliance)
  • DomuHQ does not mediate disputes between users, but can assist with evidence (message history) if needed.

7. Prohibited Content and Activities

7.1 Illegal Content

  • Any illegal content under Czech or EU law
  • Child sexual abuse material (CSAM) — zero tolerance; reported immediately
  • Content promoting terrorism, extremism, or violence
  • Instructions for making weapons, explosives, or dangerous substances
  • Pirated or copyright-infringing content
  • Content facilitating illegal drug sales or trafficking
  • Violators will be permanently banned and reported to law enforcement.

7.2 Harmful Content

  • Graphic violence or gore
  • Self-harm content (promoting suicide, self-injury, eating disorders)
  • Hate speech
  • Sexually explicit content (pornography, nudity in messages or profiles)
  • Animal abuse content
  • Exception: supportive discussions about mental health, recovery, or seeking help are allowed.

7.3 Spam and Manipulation

  • Spam: unsolicited bulk messages or ads
  • Phishing: attempts to steal credentials or personal info
  • Fake reviews
  • Bot accounts or scripts
  • Manipulating algorithms (boosting listings/profiles artificially)
  • Multi-accounting to evade bans or manipulate the system

7.4 Off-Platform Conduct

We may take action if off-platform conduct creates safety risks connected to DomuHQ.

  • Off-platform conduct creates safety risks for DomuHQ users
  • Users coordinate harassment or scams that started on DomuHQ
  • Users violate laws in connection with DomuHQ introductions
  • Example: host harasses a tenant after moving in based on an introduction made on DomuHQ

8. Consequences for Violations

8.1 Enforcement Actions

  • 1) Warning — first-time minor violations; guidance; no standing impact
  • 2) Content Removal — violating content removed; user notified
  • 3) Temporary Suspension — 7–30 days; repeated minor/moderate violations
  • 4) Permanent Ban — severe violations (scams, threats, illegal content, discrimination, CSAM); no refunds
  • 5) Legal Action — illegal activity reported; cooperation with investigations; civil claims for damages

8.2 Appeals

If you believe enforcement was made in error:

  • Email support@domuhq.cz with subject “Appeal - [Your Name]”
  • Include: your account email; action taken; why incorrect; evidence
  • Response time: 7–14 days; DomuHQ decision after review is final
  • Appeals for severe violations are rarely overturned unless clear evidence of error

8.3 No Refunds for Violations

  • Suspension/ban for violations → no refunds for subscription fees
  • Remaining paid time is forfeited
  • You may not create a new account without permission

9. Reporting Violations

9.1 How to Report

  • Option 1: In-App Reporting (Fastest)
    • Click the “⚠️ Report” button on any profile, listing, or message
    • Select violation type (harassment, scam, discrimination, inappropriate content)
    • Provide brief description
    • Submit report
  • Option 2: Email
    • Email: support@domuhq.cz
    • Subject: “Report - [Type of Violation]”
    • Include: link/screenshot, description, and your account email (if you want updates)
  • Option 3: Safety Concerns (Urgent)
    • Email: support@domuhq.cz with subject line 'URGENT: Safety Report'
    • Include detailed description and any evidence (screenshots, messages)

9.2 What Happens After You Report

Our process:

  • Receipt: acknowledged within 24 hours (urgent: 2 hours)
  • Review: moderation team investigates (human review, not just AI)
  • Action: warning/removal/ban as appropriate
  • Notification: outcome shared where privacy permits
  • Follow-up: we may request additional info
  • Response times: urgent safety 2–4 hours; harassment/scams/discrimination 24–48 hours; spam/inappropriate 48–72 hours

9.3 Confidentiality

  • We do not reveal your identity to the reported user
  • Reports reviewed only by moderation team
  • Exception: legally required disclosures (court order / law enforcement)
  • False reports intended to harass may lead to action against your account; genuine mistakes are not penalized

10. Content Moderation

10.1 How We Moderate

    • Flags content for human review
    • Not perfect; may have false positives/negatives

    • Final decisions made by humans, not AI

10.2 Appeal Moderation Decisions

  • Use appeal process in Section 8.2
  • Provide context explaining why content should be allowed
  • We reconsider with a fresh review

10.3 Transparency

  • Clear explanations when content is removed
  • Opportunity to appeal
  • Regular updates to Guidelines based on feedback
  • Limitations: cannot disclose details about other users’ enforcement (privacy); may not explain every decision (security)

11. Respecting Intellectual Property

11.1 Copyright

  • Do not post copyrighted images/videos/text without permission
  • Do not use professional photos from other listings without authorization
  • Do not copy listing descriptions from other platforms
  • Use original photos of your property
  • Use your own written descriptions
  • Use content you have permission to use

11.2 Reporting Copyright Infringement

  • Email: legal@domuhq.cz
  • Subject: “Copyright Infringement Claim”
  • Include: description of copyrighted work, location of infringing content, your contact info, statement of good faith
  • We investigate and remove infringing content if valid.

12. Platform Integrity

12.1 Do Not Manipulate the Platform

  • Creating fake accounts or using bots
  • Manipulating compatibility scores or reviews
  • Coordinating to artificially boost listings
  • Exploiting bugs or vulnerabilities for unfair advantage
  • Reverse engineering or scraping platform data
  • Report bugs responsibly:
  • Email security@domuhq.cz with details
  • Do not exploit or publicize vulnerabilities
  • Bug bounties may be offered for significant discoveries

12.2 Respect Platform Rules

  • Use DomuHQ as intended — for finding housing and roommates
  • Not for dating, selling products, or promoting unrelated services
  • Not for commercial data harvesting
  • Not for activities that compete with DomuHQ

13. Updates to Community Guidelines

13.1 Changes

  • We may update these Guidelines to clarify rules, address new violations, reflect community feedback, or comply with legal requirements.
  • Notification: material changes via email + platform banner; minor clarifications posted with updated date.
  • Effective date: changes take effect 14 days after posting (or as required by law).
  • Continued use means you accept updated Guidelines.
